Alliance Home Management aims to provide property owners with peace of mind concerning the placement of quality tenants and the oversight of all issues that arise during the contracted lease term.
With Alliance as your designated agent, we hope to make your experience as a landlord financially sound and worry-free. We are well versed in Idaho and Washington landlord-tenant laws and work diligently to keep up on changing codes and requirements.
Our Duties To You:
- Advertising upcoming vacancies, locating interested tenants & scheduling showings
- Comprehensive Tenant Screening (Income, Credit History, Evictions and Criminal Convictions, Employment/Rental Verification)
- Formation/Signing/Renewal of all rental agreements, leases & documents required to lawfully lease the property to the tenant
- Rent Collection and Initial Security Deposit held for damages/cleaning assessments
- Monthly Owner Payouts of Rental Income, net of any fees, via Direct Deposit or Mailed Check
- Accounting for all received funds and paid expenses on a monthly basis. Annual summary broken out by expense type helps make tax preparation easy
- Oversight of all maintenance requests, responding to service calls, tenant inquiries, and after-hour emergencies
- Complete Move-In and Move-Out Inspections with Tenants along with Periodic Walk-Throughs to ensure the home is being cared for and the Tenant’s needs are being met
Your Obligations as Property Owners:
- Provide all legal documentation required to properly manage the property (copy of deed evidencing title, existing tenant leases & status of rental payments, copies of existing service contracts & equipment leases, etc)
- Maintain homeowner’s insurance and furnish annual copies of the policy
- Provide clear instruction on approved minimum rental rates (and if any utilities will be included in those rates), list any regular maintenance you would like performed on the property, pet policies, and provide us exclusive rights to list your property and select appropriate tenants.
