Supervise and direct the general operations of the Property;
Develop and implement a marketing plan for the Property;
Review applications and qualify tenants, negotiate new apartment leases, and negotiate lease renewals of continuing Tenants;
Oversee all aspects of a Tenant’s move-in and move-out (property orientation, key check out, utilities set-up, property condition report)
Communicate directly with Tenants and Owners in all necessary matters;
Collect Rents, Initial Security Deposit, and other assessed charges on behalf of the Owner
Pay from the Property accounts all related expenses of the Property;
Establish and maintain full, accurate and comprehensive system of records, books and accounts for the Property;
Prepare and submit to Owners a monthly financial statement and annual operating income and expense summary for the Property;
Maintain the Property in good order and discuss all needed replacements and improvements with the Owner to maintain a safe, healthy and desirable living environment for tenants
